Zoning regulates how land is used and designates permitted uses of land based on mapped zones which separate one set of land uses from another. It protects property value and the overall quality of the community as a whole by controlling density of construction and intensity of land use, as well as thorough setting of development standards, such as landscaping, screening, building setbacks and height, parking requirements, and lot coverage. Keller has several zoning districts, which are categorized as residential, commercial, industrial, and planned development within its city limits.
